Only minor changes coming to North Battleford’s land pricing policy

Incentive changes coming to encourage development in Killdeer Park neighbourhood.

Land pricing policies are being tweaked at the city of North Battleford.

NORTH BATTLEFORD — Only minor changes are coming to the city’s land pricing and incentive policies in 2022.

Council passed a number of resolutions on land pricing and incentives at Monday’s regular council meeting. The main discussion surrounded the first resolution, in which council accepted administration’s recommendation to amend the residential incentive policy to apply to Killdeer Park neighbourhood only. 

The existing policy in place had applied to any new residential builds in residential zoning districts in North Battleford. The intention with the change is to focus on incentivizing Killdeer in 2022 and spur the development in that neighbourhood. 

“Right now, we have very little development in the Killdeer lot, so we are looking to make a big push for Killdeer this year,” said Director of Corporate Services Jennifer Niesink.

Council expressed support for the change, but made it known they want to see lots in other parts of the city addressed as well. That could be addressed in a separate policy and more information is expected to come back to council in the future.

Repricing of Killdeer lots is also underway. Council voted in favour of repricing from $12.13 per square foot to $11.65 per square foot. Council also voted in favour of repricing 10806 - Industrial Ave. from $70,532 to $58,450, and that 10810 - Industrial Ave. be repriced from $57,436 to $43,676.

Other incentives are set to return pretty much intact. The city is renewing the downtown incentive policy for 2022 and 2023, as well as the key corridor policy for 2022 and 2023. The heritage tax incentive policy will also be renewed for 2022 and 2023; that policy was first implemented in 2021.
